Where are you located?

Centennial Trail is south of Arapahoe Road, north of Baseline Road, and just west of the Flatirons Golf Course. Our zip code is 80303. Click on the link to view a map. (A new browser window will open.)

How are the annual HOA dues determined, when are they due, and how much are they?

All homeowners are invited to an annual membership meeting in the first few months of each calendar year. A key action of this membership meeting is to determine the budget and dues for the year. Drivers of our budget are:

  • Water and landscaping costs to maintain the park areas at the East end of the street.
  • Snow removal from sidewalks in our HOA-owned outlots and privately owned sidewalks that run along Centennial Trail when snowfall is greater than 3".

Dues are paid annually, and are due on April 1st. Dues vary from year to year, depending on projected expenses. For specifics about the current year, see the Membership Meetings section of the Agendas, Minutes, & Financial Documents page.

Are there any transfer fees or reserve fees?

No.

Who is responsible for maintaining the fences along the Centennial Trail path, and the fences along the "feeder" paths from the street to the trail?

As described in the HOA Covenants document in Article 8.4, "...All fences shall be maintained by the Owner of the lot and no boundary line fence shall exceed four (4) feet in height".

Can I change the height or modify my fences?

Property border fences are to be no more than four feet high. Interior privacy fences shall not exceed six feet in height and shall not encompass an area greater than two hundred square feet. The covenants and by-laws provide more detailed information.

Who are the members of the Centennial Trails Home Owners Association (HOA)?

Owners of the thirty-seven homes on Centennial Trail are members of the HOA. The HOA membership elects the five HOA board members.

Does the HOA have a website?

Yes.

What should I do if I want to remodel or paint my house?

All major gardening and construction or outside painting projects must be approved by the Architecture Control Committee. It is always a good idea to ask about any project. You can email all the Architectural Committee members as a group; see the Contact Information page for details.

What property does the HOA maintain?

  • The park/grassy areas at the East end of the street.
  • The three islands along Centennial Trail.
  • The three feeder sidewalks to the trail.
  • The street/cul-de-sac between 5245 and 5215.

Do you have any neighborhood/HOA events?

On a Saturday morning in the spring we have an annual cleanup of the park areas. By doing this we are reducing the maintenance costs to everyone, as well as providing you with the opportunity to get to know your neighbors. In the summer, we usually have a picnic in the park area and a series of ice-cream socials.

Who is responsible for the ditch behind the trail, to the south of Centennial Trail?

This is the Wellman Canal. It is the responsibility of Xcel Energy. They previously used the water for the power plant.
